How to buy
An Israeli purchase clears in 8โ14 weeks. Lawyers โ not notaries or agents โ drive the contract.
Engage an Israeli real estate lawyer (mandatory in practice). They verify the Tabu (land registry) record, check for liens, encumbrances and tenant rights, and confirm whether the land is private freehold or leasehold from Rashut Mekarkei Yisrael (Israel Land Authority).
Lawyers negotiate the Heskem Mechira (sale contract). On signing, the buyer pays a 7โ15% deposit and registers a Hearat Azhara (cautionary note) at Tabu to protect the claim. Mas Rechisha (purchase tax) must be filed within 60 days.
Payment is staggered against milestones. On final payment, the seller delivers a tax clearance, the lawyer files at Tabu (or with the Israel Land Authority for leasehold), and possession transfers. Full title registration usually completes 1โ3 months after.
